The principals of SEIPH have over six decades of cumulative experience in the real estate, finance, investment and restaurant management businesses and are supplemented by a seasoned in-house development and construction team. We have built, acquired and financed more than 400 restaurants over the past 25 years.

As Chairman of SEIPH, Nicholas Peters leverages his 30+ years of real estate development and operating experience to invest in and manage the firm’s growing portfolio of national restaurant franchises. He leads the company’s real estate development, sale-leaseback transactions and financing negotiations.

  • Serves as the president and CEO of one of the nation’s largest Taco Bell franchise businesses.
  • Previously, he was the President and CEO of a 79-unit Pizza Hut franchise and a 76-unit IHOP franchise portfolio, both of which have been sold.
  • Nicholas made his mark in the multi-unit restaurant franchise industry as chairman and CEO of Southern California Food Services Holdings Corp, where he was instrumental in building the company’s portfolio of Wendy’s franchise units from 10 to 65, making it one of the largest Wendy’s franchisees in the country with locations in Ventura County and San Diego in CA and Knoxville, TN.
  • He founded Prometheus Partners, the parent company of SEIPH, in 1996 which grew to be one of the nation’s largest franchisees of Taco Bell, Pizza Hut and IHOP restaurants.
  • Throughout his career, he’s served in several roles including: founding partner at a New York-based private equity firm; member of Chase Investment Bank’s Corporate Finance, Swaps, Debt Syndications and Financing Institutions Group; Director at Ehrlich Bober International, Inc.
  • Nicholas earned his MBA from Cornell University and his BBA from Adelphi University.

Chris Suh brings over 20 years of corporate finance and real estate experience to his role as president of SEIPH.

  • Chris is responsible for overseeing real estate acquisitions and financing, sale-leaseback transactions as well as development and finance functions for the restaurant businesses. He ensures that SEIPH is running efficiently and effectively.
  • During his 20-year tenure with Prometheus, SEIPH’s parent company, he has focused on new store development and construction, real estate, asset plans and the firm’s financial health.  
  • Chris earned his BA from the University of Virginia and obtained his MBA from the University of Chicago Booth School of Business. 

James Tanner brings nearly two decades of experience in the real estate finance and development of NNN, single-tenant properties throughout the Southeast.

  • He oversees multiple aspects of SEIPH’s financial and management operations, including cash flow planning within the development and asset acquisition pipeline; credit and covenant compliance; tax projections; maintaining financial and tenant relationships; and crafting reports and financial statements for investors and banks.
  • James previously served as Real Estate Manager with YB Development where he was responsible for project development from conception to completion
  • He earned his BS in Building Construction and Contracting from Georgia Southern University.

Dalton Peters brings over ten years of corporate finance and real estate experience to the SEIPH team.

  • He forecasts cash flow, conducts financial, credit and covenant analysis and generates reports and financial statements for investors and banks.
  • Dalton joined Prometheus Partners, SEIPH’s parent company, in 2007 serving as a financial analyst and senior associate. He also served as a financial analyst for Calute Homes, a large Utah-based custom home builder.
  • Dalton earned his MBA at Vanderbilt University.
